How the costs are worked out

Stamp duty is a tax on the sale deed. In Maharashtra it is charged on the higher of the agreement value and the ready reckoner value, the government's minimum value for the land or flat. If a seller agrees a price below the ready reckoner value, you still pay duty on the ready reckoner figure. The registration fee is a separate charge for recording the deed with the sub-registrar.

GST is charged only while a property is under construction. A home bought from a builder after the occupancy certificate, or bought resale, carries no GST. Brokerage, legal fees and loan processing fees vary, so the calculator uses the figures you were quoted rather than a typical one.

When each cost is paid

  • Stamp duty and registration: paid before or at the registration of the sale deed or agreement for sale.
  • GST: paid with each construction-linked instalment to the builder.
  • Loan processing fee: paid to the lender at sanction or disbursement.
  • Legal fees: paid to your advocate for the title search and document review, before you pay the token amount.
  • Society transfer charges: paid to the society when the share certificate moves to your name.

What is not included

Interiors, moving, the maintenance deposit, property tax, insurance and any NA conversion or MIDC transfer fee are outside this calculation. For agricultural land, residential use needs an NA order: subject to local zoning/NA order. For land near Igatpuri and other eco-sensitive areas, verify eco-zone status before purchase.

Common questions

What are the total charges on buying a flat in Nashik?
On top of the agreement value you pay stamp duty (reported at 6% inside Nashik city limits, or 5% where a woman is the sole buyer of a home), the registration fee (1% capped at ₹30,000), GST if the flat is under construction, and any legal, loan processing, brokerage or society transfer charges. These government rates are indicative as of October 2026; confirm them with the sub-registrar or on igrmaharashtra.gov.in before you pay.
Is stamp duty charged on the agreement value or the ready reckoner value?
Stamp duty is charged on the higher of the agreement value and the ready reckoner (annual statement of rates) value of the property. If you know the ready reckoner value, enter it in the calculator and it will use whichever is higher.
Is GST payable on a resale flat or a ready flat?
GST applies to an under-construction home. It is not charged on a resale home or on a new home that has its occupancy certificate. The rates reported as of October 2026 are 5% for an under-construction home and 1% for affordable housing; the builder's cost sheet shows the figure that applies to you.
Does a home loan cover stamp duty and registration?
Lenders finance a share of the property value, not the purchase costs. Plan to pay stamp duty, registration, GST instalments and fees from your own savings. The calculator shows this as the cash you need on day one.
What extra costs apply to agricultural land or an MIDC shed?
Agricultural land may need an NA conversion before any non-farm use, and its charges vary by taluka. An MIDC plot or shed needs MIDC transfer permission and a transfer fee. Neither is included in the calculator, so confirm the figures with the revenue office or the MIDC regional office.
